AFFORDABLE HOUSING DEVELOPMENT

Background Information

While building the community through the development of human capital, small businesses, education and home comfort and safety, PACE also believes in building homes that are affordable.

Since 1984, PACE has built 127 apartment units in the Central Los Angeles area; and another 63 units are currently under construction and they are to be completed in 2005.

PACE Villas

Click to EnlargeThis was a new construction project completed in 1984. Its 16 units are scattered at four separate locations in the Rampart and South Central areas. These locations are the following:

• 151-155 North Benton Way, Los Angeles, California 90026
• 3601-3609 So. Catalina Street, Los Angeles, California 90007
• 1375-1383 West 39th Street, Los Angeles, California 90062
• 1394-1398 West 39th Street, Los Angeles, California 90062

Pico-Gramercy Apartments

Click to EnlargeCompleted in December 1998, Pico-Gramercy Apartments is a 49-unit new construction project jointly developed by PACE and other private sector entities. Financing of this project came from a combination of Los Angeles City Housing Department grants, conventional loans and Federal Low Income Housing Tax Credits. This apartment building is located at 1303 S. Gramercy Place, Los Angeles, California 90019.



Grandview 9 Apartments

Click to EnlargeThis is a 62-unit project jointly developed by PACE and another private sector developer. It is built on a 50,000-sq. ft. vacant lot at West 9th Street and Parkview in Los Angeles. This project also received Federal Low-Income Housing Tax Credits, grants from Los Angles City Community Redevelopment Agency and other commercial and public funds. This project is located at 2300-2326 West 9th Street, Los Angeles, California 90006.



Central City Apartments

A partnership formed between PACE and a private-sector developer will rehabilitate several red-brick and dilapidated buildings in Pico Union/Westlake area and turn them into 63 apartment units that are affordable. Construction is expected to be completed in 2005. Locations of these buildings are the following:

• 764 S. Lake Street, Los Angeles, California 90057
• 1315 West 9th Street, Los Angeles, California 90015
• 1810 West 12th Street, Los Angeles, California 90006
